We’ve been entertaining and informing our clients from our new offices at Emaar Business Park. Close to our developments this new location has provided the perfect base from which to offer site tours, showing client’s first-hand our construction progress.

With ease of access, surfaced roads and two ACW Holdings’ developments side-by-side, Arjan is the ideal site for our clients to visit. The construction is progressing rapidly on all of our developments, and in Arjan, our Site Tour Officers are seeing strong-changes from one day to the next.

For clients a site tour is a great opportunity to see the changes in Dubai at Jumeirah Village and Sports City, where not long ago the landscape was little more than a desert, is now housing shining high-rise towers and velvet-green golf courses.

Unfortunately, due to the scale of activity, the absence of surfaced roads and the associated health and safety risks, Nakheel does not permit open-access to the Jumeirah Village Community. We are able to drive around the perimeter of Jumeirah Village along Emirates Road and Al Khail Road, but cannot under any circumstances take clients into Jumeirah Village at this stage.

MAIN EXCAVATION NEARS COMPLETION

With the ‘Shoring and Piling Work’ concluded on Kensington Manor and Knightsbridge Court in May, the ‘Main Excavation’ works have been progressing at an impressive rate and are nearing completion.

The changes in the site are dramatic from one day to the next with massive volumes of sand being removed and the concrete retaining wall from the ‘shoring’ revealed as the depth increases.

Once the ‘Main Excavation’ finishes, this marks the end of the ‘Enabling Works’ phase that precedes the handover of the site to the main contractor for construction of the building that will start with the foundations and basement parking.

The Art of Building

When building a property development there are a number of specific phases that need to be carried out in sequence following from plot-handover.

Immediately following handover of a plot the site is subject to:

  • Ground-clearing & leveling
  • Soil Testing
  • Site Demarcation

With the ‘Site Demarcation’ complete the site then enters the ‘Mobilisation Stage’ to prepare for the ‘Enabling Works’ that are necessary for the handover of the site to the main contractor.

The ‘Mobilisation Stage’ consists of:

  • Fencing & Signage
  • Mobilisation of Contractor Resources On-Site
  • Approvals & NOCs from Government Authorities

Throughout the ‘Enabling Works’ stage there are numerous interactions with the appropriate government authorities from: Health & Safety, DEWA, Telecoms, Roads & Transport Authority, the Dubai Land Department and the Dubai Municipality. These approvals and ‘No-Objection Certifications’ ensure the site is compliant and approved for the commencement of the ‘Enabling Works’, requiring heavy machinery and large-scale excavation.

The ‘Enabling Works’ are a crucial and extensive stage of construction, once complete the site is fully prepared for handover to the main contractor, with a large excavated space with a reinforced wall to allow the building works to commence.
