Blockwork Masonry of pre-cast concrete building blocks laid in cement mortar.
Compaction The compressing or compacting of the ground that precedes foundation works on a construction site.
Demarcation Demarcation is the establishing of a sites boundary. Once a building site has been demarcated the fencing and signage can be erected.
Demobilisation Demobilisation refers to the completion and removal of the
physical and manpower resources from a construction site at the completion of contract. In the example of ‘enabling works’, there is a period of demobilisation prior the handover of the site to the main contractor, who will then mobilise his own resources for construction of the building.
Enabling Works Enabling Works are preparations to make a building site construction-ready and covers activities from site preparation, creation of access routes and any related facilities such as security fencing, ramps and signage. The result is a prepared site, ready for the next stage of development, so that the site and any neighbouring buildings or infrastructure can all function safely.
Force Majeure Means an act of God including without limitation fire, flood, earthquake, wind storm or other natural disaster; an act of any sovereign power including without limitation terrorist attacks, war (whether declared or not), invasion, act of foreign enemies, hostilities, civil war, rebellion, revolution, insurrection, military action, confiscation, nationalization, or threat of any of the foregoing; labour dispute including without limitation strike, lockout or boycott; interruption of failure of utility service including without limitation electric power, water or telephone service; hindrance in or failure of transportation of machinery, supply or material required by the Seller of the project; breach of contract by any contractor or subcontractor with respect to the Project; or any other matter or cause beyond the control of the seller.
Groundworks The term groundworks can mean different things to different people, our definition covers bulk earthworks, site enabling works, drainage, foundations, services and hard landscaping works including "black top" surfacing of roads and car parks.
H Beam A structural beam of rolled steel or concrete having a shape whose cross section resembles the letter H used in the shoring and piling process.
Main Contractor The Main Contractor who has a contract with the owner of a project or job, and has the full responsibility for its completion. The Main Contractor undertakes to perform a complete contract, and may employ (and manage) one or more subcontractors to carry out specific parts of the contract.
Milestone A milestone represents the completion or achievement of a significant event during the construction schedule. An example of a milestone may be the laying of the concrete slab for a floor of a building. In a construction based payment plan, the completion of a milestone is linked to payments. When the milestone is achieved and certified as complete an invoice is released to the owner of an off-plan property for payment.
Mobilisation Activation of a contractor's physical and manpower resources for transfer to a construction site until the completion of the contract. With specific regard to our projects, this ‘mobilisation of enabling works’ pertains to the set-up of the site including the site offices, fencing, signage and placement of enabling works machinery prior the commencement of works.
PCC PCC stands for 'Portland Cement' and is used throughout the project. In the example of the basement works, this involves the sealing of the blockwork and basement floor area of the building.
Piles (Piling) Piles (Piling) support weight loads either by bearing directly on rock or suitable soil or by developing friction along their very ample length. On unstable soils, piles are indispensable building supports and may also be used on stable ground when exceptionally large structural loads are involved. Piles are driven into the ground by pile drivers, machines consisting usually of a high frame with appliances for raising and dropping a pile hammer or for supporting and guiding a stream or air hammer.
Shoring Shoring refers to the placing of props or braces, called shores, against or beneath a structure for support. Shoring is required at the excavation stage of construction where deep foundations require support to stabilize the surrounding earth in order to maintain the structural integrity.
